The office tower is a 29-story building with 16 floors of office space, 505,000 sf, atop 12 levels of above-grade parking, 388,000 sf for 760 cars. There are two levels of below-grade parking, 65,000 sf for 138 cars. The ground floor has a double height lobby with an adjacent 10,000 sf of restaurant and retail space. A mezzanine houses a 4,786 sf fitness center. 


Each office level has a unique architectural design feature which made the use of typical floor framing difficult because the structure had to be adapted for each floor’s unique condition. Engineers utilized a concrete pan joist system with post-tensioned girders for the office floors. The garage levels consist of post-tensioned beams and girders with a post-tensioned slab. Shear walls were added to the entire building for lateral stability. The mechanical penthouse and crown of the building are structural steel. 

 

The building’s design takes advantage of the prime real estate’s scenic views of Lady Bird Lake. Several sky terraces are placed throughout the building with executive sky terraces on levels 28 and 29 and additional terraces on floors 14, 16, 20, and 22. The 14th floor is an amenity level with a glass-wall conference center and great room. 


Allowing for tenant floor plan flexibility, large floor plates were designed with 45- to 50-foot bay depths. Floors have 10-foot ceiling heights bringing in natural light and a spacious feel. 
The building is designed to achieve LEED Gold certification and Austin Energy Green Building Two-Star rating. 

Part of the redevelopment of the former Thomas C. Green Water Treatment Facility in downtown Austin, 500 West 2nd Street provides Class A office space in the growing Second Street District.
